4. Liaise with photographers, home-stagers, mortgage brokers, solicitors, builders, painters and landscapers who we have solid long term relationships with.

5. We truly believe, and many buyers have told us, that we run the most effective Open Homes. Now that Graham my selling partner for the past 15 years has retired from real estate. my husband Barry Girvan will be assisting me at open homes - many of you will have already experience his friendly and enthusiastic approach to welcoming buyers into the properties we open for viewing this leaves me free to communicate with the buyers and answer any of their queries.

We provide comprehensive feedback in writing from our Open Homes.

6. Although we are working for the vendor, we establish good relationships with buyers to enable the negotiation process to run smoothly to obtain the best outcome possible. We can illustrate to you how we have obtained multiple competitive offers, on most of our properties. We assist buyers to enable them to complete their due diligence to be in a position to make clean offers at  the marketing deadline by providing the most possible information to assist them to do this. This results in the best result possible for the seller.

7. Our aim is to put every one of our properties on a pedestal to make it stand out from all the others on the market, to enable as many qualified buyers as possible to be attracted to the property
